Aberdeen is our beloved granite city where the stone buildings speak for themselves. In the past few years letting out your property has always been a successful and swift process. Things have changed slightly moving into Quarter 4 of 2018. The cold days are drawing in quicker and the thoughts of moving home for some have become fewer. This only pushes us as a business and a highly devoted letting agent to do more for our town.
Asking rents continue to stabilise with our average rental on a 2 bedroom apartment being around £699 pcm. The average is a slight decrease from Quarter 3 with applicants negotiating pre-let. We always believed that rents would fully level off in 2018, which has been the case with rental changing only slightly over the year.
The bounce back of fewer applicants is fuelled by a large banquet of properties and choice and less looking to move as we approach the festive season in Aberdeen.
Our beautiful West End properties continue to be let out the fastest with new, modern apartment blocks climbing up the rear. Our average time to let for one and two bedroom apartments for September 2018 was 64 days.
Stonehouse Lettings Director Stuart Carnie says…
“ As we have entered into Q4 we have noted a great confidence of enquiries within the oil and gas sector who are currently seeking quality family homes in the city centre and west end. We have also noticed an increased level of enquiries from private applicants who are relocating to Aberdeen due to new employment opportunities. With this all in mind we hope to see a positive start to 2019 within our granite city.”
Many landlords in Aberdeen want to rent out a property they can proud of while being managed by a letting agent that they can trust. Moving swiftly into Quarter 4 we predict an increase in marketing strategies, developing customer relations and possibly getting ready for the mulled wine season.
