Stonehouse Property is able to offer investors and property owners a holistic approach to leasing. Landlords can relax with the assurance that their property will be well looked after and that Stonehouse Property will maximise the value of their investment. We will take care of as much of the administration on your behalf as we possibly can, however there are several factors that property owners should be aware of before becoming a landlord. These include:

Landlord Registration
Since 2006 it has been a requirement that all Landlord’s are registered with their local authority and your details will appear on a publicly accessible database. Mortgage Consent If the property you intend to let is mortgaged, your Lender must be informed and you should receive written authorisation from them to proceed.

Insurance
You must maintain Buildings and Contents Insurance specifically for let property, as opposed to holding polices that offer standard residential cover.

Tax
All rental income will be subject to Income Tax and therefore Landlords must undertake to complete an annual tax return, whether or not you are resident in the UK.

Further information and guidance on all these matters will be provided to you if you decide to lease your property through Stonehouse.
